What the job involves

Damp has three usual causes: condensation (cold surfaces, poor ventilation), penetrating damp (leaking gutters, failed pointing, cracked render, roof problems) and, less commonly, rising damp. Finding the cause matters more than treating the symptom. A builder or independent damp surveyor will look at the outside of the house as well as the stain inside.

What to ask a pro, and what to have ready

Note where the damp is, whether it is worse in winter or after rain, and whether windows stream with condensation. Ask the surveyor whether they also sell treatments (a sales-led survey may recommend what they sell), and ask for a written explanation of the cause and the fix.

Safety and good to know
