Landlord gas safety check (CP12) in Lincoln: the basics
What the job involves
Landlords in Great Britain must have every gas appliance and flue in a rented home checked each year by a Gas Safe registered engineer and give the tenant a copy of the record (often called a CP12) within 28 days. The engineer tests appliances for safe operation, checks ventilation and flues, and records any defects.
Safety and good to know
Gas work must be done by a Gas Safe registered engineer: check the Gas Safe Register (gassaferegister.co.uk) and ask to see the engineer's ID card. If you smell gas, leave the property, don't use flames or switches, open doors and windows, and call the National Gas Emergency Service on 0800 111 999. Is a gas safety check the same as a boiler service?
No. The safety check tests that appliances are safe to use and is a legal requirement for landlords every 12 months. A service is a clean and maintenance of the boiler. Many engineers do both in one visit if asked.
